US 10 year Note went back to 3.09% on Friday, but our Jumbo Rate is lower than last week!
Sign of Recession?
-1.6% GDP in Q1 2022 and the forecast from the GDP now is looking at -2.1% in Q2.
June Unemployment Rate remained at 3.6%.
Average hourly earnings were up 0.3% monthly.
Annual earnings rose 5.1% down from 5.3% in May.
Total unemployed fell to 6.7% from 7.1%

On Friday, 10 year Note yield has declined to 2.88% from 3.50% in mid- June.
30 year conventional rate went down to 4.625% on Friday.
Q1 2022 GDP came in at -1.6% from -1.5%
Right now, Q2 is forecasted at 0.3% (Q2 2022 GDP will be released on July 28)
Home Price Index rose 21.2% annually in April, up 1.8% monthly.
Consumer Confidence fell to 98.7 this month, lowest since February 2021.

American Saving Bank Mortgage Rates Update 6/24/22
30 year Fixed Conventional mortgage rate went down to 4.875% from 5.25%(June 17th Friday) as 10 year yield went down to 3.13%.
Existing Home Sales fell 3.4% in May from April to an annual rate of 5.41M units. Compared with May 2021, home sales were down 8.6%.
Unemployment benefits fell by 2,000 last week to 229,000 but jobless claims remained near a five-month high
30年固定住宅ローン金利は、US10年利回りが3.13%に低下したため、5.25%(6月17日金曜日)から4.875%に低下。
既存住宅販売は4月から5月に3.4%減少し、年率541万戸に達した。
2021年5月と比較して、住宅販売は8.6%減少
失業手当申請は先週2,000人減少して229,000人になったものの、5か月近くの高水準を維持している。

American Saving Bank Mortgage Rates Update 6/10/22
Monday morning –Currently The US 10 year Treasury is at 3.495% highest since April 2011 as US stocks enter a bear market as S&P 500 closes at lowest in 2022.

Last Friday, The conventional loan rate for 30 year fixed went up to 5.00%. Today’s rate will be much higher.
The Consumer Price Index rose by 8.6% annually in May from 8.3% in April

Mortgage rates are tad higher than last week as 10 year note went up 2.96%
The Unemployment Rate was unchanged at 3.6%
Weekly Initial Jobless Claims are at lows seen since 1970.
Tech corporate earnings are showing the slowdown in labor coming.
Tech companies in May laid-off employees at the highest rate in two years.
